Approved but not yet under construction. The city issued the project's special use permit (SP20-012) on 2022-08-09 for 328 homes and its project map shows "Planning Approved". An amendment (SPA20-012-01), issued 2026-04-29, changes only the 89-home affordable building: parking falls from 51 to 44 spaces and the height from 70 feet to 63 feet 3 inches, with 32 trees removed for the first phase; the city's permit text says the density-bonus request is unchanged. On 2026-08-31 an applicant filed a preliminary review request (PRE26-261, under review) to change the 239 market-rate apartments to 117 assisted-living and 48 memory-care units, 165 units in all; that is a request for early city feedback, not an approval, but it could change this project's home count. No building permit for the site appears in the city's active-permit list as of 2026-10-03.
