Approved by the City Council on 2026-09-15, according to the Council's DRAFT minutes (the Council approves minutes at its next meeting). It certified the Environmental Impact Report, approved the vesting tentative map and approved the site development permit, 10-0-1 with Councilmember Tordillos absent. The Planning Commission had recommended approval 10-0-1 on 2026-08-26. No building permit exists for the site yet, so construction has not been authorized.

80 single-family houses (64 detached, 16 attached) on a 9.51-acre lot split into 81 parcels, with a 0.68-acre privately owned, publicly accessible park. Includes 69 market-rate homes and 11 affordable homes (13%) restricted to households earning up to 80% of area median income for 55 years. Requires demolishing six buildings (about 56,644 square feet) of the former Glider Elementary School and removing 48 trees.
